Volusia Business News: Redevelopment to the rescue | Business

One of the best things about a strong economy is that there are more opportunities to redevelop unused properties in Volusia County.

With the digital revolution rendering so many buildings useless, redevelopment will be essential to weed out unused or underused properties. Far too many bank offices, retail stores and other businesses are becoming vacant, making an area appear to be suffering economically.

One of the biggest space hogs has been medical marijuana dispensaries, but we seem to be nearing the limit of how many the market can support. The next step would seem to be recreational marijuana dispensaries, but I don’t see that happening in Florida just yet. It will eventually happen, however.

Restaurants and craft breweries are always a good way to fill a vacant space. It will be great to see the opening and success of the Fillin Station Grub and Pub on Orange and Palmetto Avenues in Daytona Beach. Copperline Café occupies two vacant spaces at the Port Orange Pavilion. But more often than not, you’ll see new restaurants entering closed restaurants, like the plan to turn the closed Ruby Tuesday in Orange City into a Longhorn Steakhouse.

Medical practices also played an important role in the redevelopment.

Local governments can help make redevelopment more attractive to economic operators than building new buildings. The cities of Daytona Beach Shores and DeLand have had success with their grant programs. Daytona Beach, New Smyrna Beach, Orange City and South Daytona have seen success with community redevelopment programs.

But even with plenty of vacant space, some created by the Covid-19 pandemic, the strength of the economy, aided by the right government incentives, we should see far fewer empty spaces in 2022.

We previously reported that North Williamson Partners was buying land in Daytona Beach from a Methodist church and now we have a few more details on the plans. The Miami/Canada partners are looking to build 516 units in 10 buildings with a clubhouse, creating what could be Volusia’s largest apartment complex.

Commercial real estate activity has slowed some, but there are still plenty of deals going on, including doctors at the Central Florida Hematology and Oncology Center at 2776 Enterprise Road in Orange City buying the property for $3 .6 million. A Boca Raton investment firm has purchased the Tire Kingdom property at 1250 Beville Road in Daytona Beach for approximately $3.29 million. The Miami family investors purchased Maple Leaf Gardens condos at 1200 Ridgewood Ave. at Holly Hill for $1.925 million. Maitland’s Bellavista Building Group purchased approximately 18 acres from LPGA International for $1.43 million. Winter Park investors bought apartments at 310 Alabama Ave. to DeLand for $1.05 million. Ocala convenience store operators purchased the vacant convenience store property at 2910 Howland Blvd. in Deltona for $875,000.

Some new plans are also on the drawing board. A Dollar General is scheduled at 4223 Ridgewood Ave. in Edgewater, at the northeast corner of Jones Fish Camp Road and US 1. Permission is progressing for a 15,000 square foot surgery center across from the West Volusia Towne Center on Harley Strickland Boulevard in Orange City. A mini storage facility is planned in front of the Springs at Port Orange apartments on Williamson Boulevard. Eagle View apartments, with a 3-story, 30-unit building, are planned off Beville Road behind the new Tire Kingdom, O’Reilly Auto Parts and Huey Magoo’s in Daytona Beach.

On a final note, a project that is making progress that will make many people who live on Pioneer Trail unhappy, but everyone who does not live on Pioneer Trail will be happy, is a new interchange at Pioneer Trail and Interstate 95 at New Smyrna Beach. The stormwater drainage plan has been submitted to the St. Johns River Water Management District.
